What to Expect

What to Expect

From the moment you book to the call after your report lands, here is exactly how an A-Team inspection works across Central Arkansas.

Start to finish

Four steps, no jargon, and an owner of this company at every one of them.

  1. Step 1

    Book your inspection

Call us or book online and pick a time that works around your contract dates. We confirm the appointment, the address, and what kind of property we are walking into, so nothing is a surprise on the day.

  2. Step 2

    We inspect the home

An owner of this company inspects your home, never a subcontractor. We work through every accessible system from the roof down to the foundation, photographing as we go. Most homes take two to three hours, depending on size, age, and condition.

  3. Step 3

    You get the report

Your report arrives within 24 hours, usually the same evening. Photos, plain-English descriptions, and findings sorted by what matters, so you can tell a safety issue from a future maintenance item at a glance.

  4. Step 4

    We talk it through

Read it, then call us. We will walk through anything that is unclear, explain what a finding actually means for the house, and help you and your agent decide what is worth raising with the seller.

What we look at

Every accessible system in the home, checked against the InterNACHI® Standards of Practice.

  • Roof, gutters, and visible flashing
  • Foundation, grading, and drainage
  • Structure, framing, and attic
  • Electrical panel, wiring, and outlets
  • Plumbing supply, drains, and water heater
  • Heating and cooling systems
  • Doors, windows, walls, and ceilings
  • Built-in appliances and ventilation
  • Garage, exterior siding, and decks

Questions we get asked first

How long does it take?
Two to three hours for most homes. Larger, older, or crawlspace properties take longer. We would rather run over than rush a system.
Should I be there?
You are welcome, and we encourage it. Walking the last half hour with us is the fastest way to understand your report. If you cannot make it, we cover it all on the phone afterwards.
Do I need to do anything to prepare?
If you are the seller: make sure the attic hatch, electrical panel, water heater, and crawlspace are reachable, utilities are on, and pets are secured. Anything we cannot access has to be reported as not inspected.
What if the report finds problems?
Nearly every home has findings, including brand new ones. Our job is not to pass or fail a house. It is to tell you exactly what you are buying so you can negotiate, budget, or walk away with your eyes open.

And what an inspection is not

We would rather tell you the limits up front than bury them at the back of a report.

  • We inspect what is visible and accessible. We do not open walls, move stored belongings, or dismantle systems.
  • A home inspection is not a code compliance inspection, an appraisal, or a warranty on the property.
  • Specialised testing such as radon, sewer scoping, or mold sampling is arranged separately. Ask us and we will point you to it.
